The programme aims to create a senior assisted living community that combines housing, healthcare, and community spaces. Seniors are the fastest-growing demographic in the UK. By 2035, the number of over-60s in London alone is expected to rise by 48%. Increasingly, older people are choosing to remain in cities. Part of the scheme is to provide housing for seniors in the city.
The other part of the programme aims to challenge the institutional style of senior care homes by integrating healthcare into community style co-living. While still being able to live independently in flats, the residents share a range of communal facilities. Intergenerational connection is facilitated by incorporating the existing nursery on the site and opening up sections of the community spaces for children to play in.
The project explores the notion of a courtyard typology; the central open space allows people to look inwards to find peace and serenity.

A co-living unit contains individual bedrooms and bathrooms with shared kitchen, living, and dining spaces.
The buildings sit on a sloped ground plan. Each level is connected by gradually sloping ramps for step-free access for seniors.
